CHECK IN & CHECK OUT TIME
Check IN TIME will be at 3 p.m. (Acapulco Time / Central Standard Time)
Check OUT TIME will be at 1 p.m. (Acapulco Time / Central Standard Time)
The LESSEE may request permission to check-in two hours before, or check-out two hours after, the designated times. Permission will depend on villa availability, and must be received in writing. Guests who arrive before 8 a.m. or depart after 8 p.m. must pay a 50% surcharge on the daily rate.

SERVICE STAFF
The villa staff is at your service daily from 8 a.m until 10 p.m. Service outside these hours will be billed at $8 USD per staff member per hour. Gratuities are not included in the daily rate. Please check our welcome packet for tipping guidelines. We advise that all tips and extra hours be paid in cash directly to villa staff.

PETS
All pets are strictly forbidden. The only exceptions are Villa Roqueta and Villa Agua Azul, which permit small pets with advance written authorization.

OUTSIDE VISITORS
The number of outside visitors admitted to the property by the LESSEE should not exceed 50% of the number of authorized occupants stipulated in the Rental Agreement. This rule is designed to ensure that villa staff has sufficient supplies and amenities on hand for all those present. If the LESSEE plans to use the villa to host events that will include outside visitors, they must receive advance written authorization from SE RENTA.
To protect the security of LESSEE and Villa staff, entry by any person engaging in illicit activities is strictly forbidden. Any unlawful activity, including drug use, detected by SE RENTA or villa staff will prompt the immediate cancellation of the Rental Agreement, and will be sufficient cause for eviction without any right to reimbursement.

ACCIDENTS
THE LESSEE releases THE PROPERTIES and SE RENTA, from any and all liability for injuries and damages suffered by THE LESSEE or by their guests during the rental period, inside or outside of the PROPERTIES. THE LESSEE agrees to hold harmless the owner of THE PROPERTIES and SE RENTA for any and all claims which might be made by THE LESSEE and/or guests.

CANCELLATIONS
All reservations are non-refundable and non-cancellable by the LESSEE.
If the LESSEE informs SE RENTA in advance of a desire to cancel a reservation, SE RENTA will endeavor to rent the property to other guests. If the property is booked by other guests for the period in question, SE RENTA may reimburse deposits or issue a credit to be applied to a subsequent rental within 12 months of the original reservation. Any such reimbursement or credits will be subject to a 20% penalty fee of the total contracted rent agreed to in the original reservation. SE RENTA OFFERS NO GUARANTEE OF REIMBURSEMENT OR CREDITS. Se RENTA must be informed of all cancellations in advance.
If the Villa Owner notifies SE RENTA that it has cancelled your reservation, SE RENTA will issue a reimbursement of all deposits and payments received, or will offer the option of a new reservation at a similar or better property.
Christmas and New Year: In case of cancellation by LESSEE during this period, there will be NO REIMBURSEMENT OR CREDITS ISSUED for deposits and/or advance payments.

SERVICE INTERRUPTIONS
In the event of interruption of basic services, such as water or electricity, or problems caused by bad weather or labor disputes, no refund or compensation will be granted to the LESSEE. Reimbursement will be considered by SE RENTA only in instances where service interruptions are a direct result of mismanagement by Villa owner or staff.

PERSONAL ITEMS
THE LESSEE agrees to be responsible for safeguarding all personal and valuable items. THE LESSEE releases THE PROPERTIES, villa staff and SE RENTA from all liability for any loss or damage to personal property during the rental period, inside or outside of THE PROPERTIES.

SECURITY DEPOSIT
THE LESSEE agrees to post a security deposit with SE RENTA in the amount specified in the Rental Agreement. This security deposit will be refundable within 90 days after departure, and will be in addition to the daily rental payments. The security deposit will compensate for any property damage, as well as pay for long distance charges.
THE LESSEE agrees to be unconditionally responsible for all long distance calls made from the property.
The LESSEE will be billed for actual phone charges plus 15% tax. On request, SE RENTA will furnish telephone logs to document all calls placed.

EXTRA PERSON CHARGE
As stipulated in the Rental Agreement, the authorized number of occupants must not exceed ___ adults, ___ kids, ___ infants. If the total number of occupants exceeds the authorized limit, the LESSEE agrees to pay a 20% surcharge on the daily rental rate, for each day that each extra person occupies the property. This surcharge will cover all persons, including children.
The LESSEE is obligated to disclose to SE RENTA the composition of their guests by gender and ages. (All-male groups are prohibited by some villa owners.) Failure to disclose the true composition of your party will result in automatic cancellation of your contract and eviction from the villa with no right to reimbursement.

DAMAGES TO THE PROPERTY
THE LESSEE agrees to be responsible for any and all damages done to the property, including furnishings, appliances, art and decoration, etc. THE LESSEE agrees to pay full compensation to SE RENTA for any damage or loss caused by their actions or negligence.
